Rent Control assures fairness

The Acting Rent Commissioner, Frederick Opoku, says the Rent Control Department is committed to serving both landlords and tenants, not favouring one side over the other.

Speaking on Bullet TV’s News at 7pm with Micheal Addo, he stressed that the institution’s focus is on peace, reconciliation, and fairness in resolving rent disputes.

He explained that the department’s doors remain open to all, adding that increased public education will be a key strategy to reduce conflicts.

“We are going to intensify education and awareness creation so everyone understands the law. When people understand the law, it reduces conflict.”

Mr. Opoku emphasised that Rent Control does not take sides but instead applies the law impartially.

“We are there for both landlords and tenants. We do not speak for any party. We look at the issue presented and ensure justice is dispensed—nothing more, nothing less.”

He dismissed the perception that the institution exists solely to protect tenants, noting that fairness and due process guide every case.

“It is not true that Rent Control protects tenants against landlords. It is about fair play… bring your issues, present your case, and respect the law.”

He further underscored the importance of integrity when seeking justice:

“He who seeks equity must come with clean hands.”

On handling complaints, the Acting Commissioner indicated that reports from tenants are assessed within the framework of the law, ensuring proper procedures are followed.

He also reminded landlords of their legal obligations, including tax compliance on rental income:

  • 8% tax on residential rental income
  • 15% tax on commercial rental income

According to him, adherence to these responsibilities is essential to national development.

“This is the time for all of us to be responsible and disciplined… to ensure we are fair to the Republic and support national development.”

His remarks come after President Mahama urged tenants to seek redress through the rent courts instead of resorting to self-help measures.
